Brief description:
Conceived as part of a comprehensive master plan commissioned by the Municipality of Scandicci in 2003, the project responds to a strategic ambition: transforming Scandicci from an anonymous suburban extension into a dynamic, recognizable urban center. The development is anchored by the extension of the Florence tramline, which catalyzes a broader urban regeneration effort, integrating sustainable mobility with cultural, civic, and residential functions.
At the core of the intervention lies a new pedestrian-oriented public square, designed as a civic heart for the community. Framed by a mix of functions—including a cultural centre, office buildings, residential units, and retail spaces—the square is conceived as a porous and inclusive urban platform, encouraging daily life, cultural events, and social interaction.
The project places strong emphasis on landscape design and public realm quality, promoting accessibility, environmental performance, and spatial cohesion. Green areas and shaded pathways link built volumes with the tram stop and surrounding neighborhoods, while underground parking preserves the surface for pedestrian use.
